Mancini Duffy transformed the 10th floor of 3 Second Street in Jersey City into a sophisticated, hospitality-inspired amenity and coworking space that harmonizes luxury with a vibrant community atmosphere.

Working with Ares Management, Mancini reimagined the 10th floor of 3 Second Street in Jersey City into a sophisticated, hospitality-inspired amenity and coworking environment that celebrates the building’s striking Hudson River and Great South Bay views. The 15,500 sf project was envisioned as both a shared amenity for all tenants and a pair of luxury spec suites designed to attract top-tier occupants.

The heart of the space – the amenity suite – features a grab-and-go café, a 49 person conference and training room, and a dynamic lounge offering flexible work areas. Adjacent luxury spec suites connect directly to this collaborative hub, creating a seamless flow between private and shared spaces. Mancini’s scope encompassed the full interior design of the amenity areas, including materials, finishes, lighting, furniture, and millwork selections.

Designing within the constraints of an existing raised trading floor and complex ceiling systems demanded close coordination with mechanical, plumbing, and sprinkler consultants. Mancini leveraged its in-house Matterport scanning technology to execute the entire design in 3D, enabling precise integration of systems and ensuring design intent was maintained throughout construction.

Every design move was driven by the goal of blending coworking, hospitality, and retail sensibilities into one cohesive experience. The result is a boutique, hotel-like atmosphere that feels both expansive and intimate. A rich, dark material palette contrasts with the bright waterfront vistas, while custom millwork, operable wood slat walls, and rope detailing between banquettes introduce texture and craftsmanship. Angular geometries, drawn from the building’s architecture, unify the design language throughout.

Despite a compact footprint, the space offers a premium tenant experience, one that fosters community, flexibility, and a renewed enthusiasm for the workplace. The project stands as a testament to Mancini’s ability to merge design innovation, technical precision, and client vision into environments that elevate everyday work.
