Colliers’ new headquarters in Warsaw directly responds to evolving demands by embodying the future of office environments through the “Newffice” concept, which harmoniously integrates the three “Bs”: , flexible spatial design (Bricks), innovative technology (Bytes), spaces tailored to diverse team-specific working styles and requirements (Behaviours), and all of this in line with sustainable development principles. This office space provides tangible proof that modern workplaces can effectively address today’s challenges while charting a progressive path towards a balanced coexistence of technology, people, and the planet.
Spaces that Work
At its core, Newffice reimagines the traditional office layout to create spaces that are adaptable and conducive to various work styles. This includes open-plan areas for collaboration, quiet zones for focused tasks, and versatile meeting spaces equipped with state-of-the-art technology. The Colliers headquarters in Warsaw blends two distinct yet interconnected zones: the Client Area and the Employee Area. The Employee Area offers spaces for shared department days or coworking-style use, promoting flexibility. The Client Area is inspired by luxurious hotel lobbies and boutique cafes, facilitating meetings, workshops, and events, replacing the traditional reception with a welcoming concierge service.
Connecting Technology
Employees can connect and collaborate effectively, regardless of their physical location. Technological infrastructure supports a fluid transition between in-office and remote work, catering to the diverse needs of the modern workforce.
Culture of Choice
Newffice promotes a culture that values flexibility and autonomy, empowering employees to choose how and where they work best. The design supports this mindset by offering a variety of work settings tailored to different tasks and personalities – from quiet zones for deep focus to collaborative hubs for teams. Incorporating branding into the design is also an important part of this approach. The new Colliers office reflects the company’s values: collaboration, relationship building, entrepreneurship and expertise. The result is a workplace that not only reflects how people work today, but also who they are and what they stand for.
Designing Responsibly
A commitment to environmental, social, and governance principles is integral to the Newffice philosophy. This includes implementing energy-efficient systems, utilising sustainable materials in office construction and design, and promoting practices that minimise resource consumption. The design prioritises employee well-being, incorporating natural light, ergonomic furniture, and an abundance of greenery. Each employee is within 10 metres of a plant.
Environment of the Future
Colliers’ new headquarters combines cutting-edge design, sophisticated technology, and sustainability practices, actively enhancing productivity, fostering community, and adapting flexibly to evolving team and business needs. Additionally, it serves as a living showroom for clients to explore and experience firsthand the future of workplace solutions—from ergonomics and hybrid functionality to sustainable architecture.
